Here is an overview of the process of renting and leasing out a private residential property on your own in Singapore.

Step 1: Familiarise yourself with the rules and regulations
If you wish to rent a private residential property/ room, you should first familiarise yourself with the Urban Redevelopment Authority’s (URA) rules and regulations.

Step 2: Go through checklists for rental transactions
Next, you are encouraged to go through the respective checklists for your rental transaction before signing a tenancy agreement.
Step 3: Negotiate and sign contract
When you are ready to sign a tenancy agreement, you may wish to use the Tenancy Agreement Template for Private Residential Property (PDF, 409KB) for your rental transaction.
You are free to negotiate the terms and conditions of the tenancy with the other party before signing the tenancy agreement.
This template is just a guide and is not compulsory. It is aimed at protecting the interest of both landlords and tenants by including clauses relating to the main aspects of a tenancy for parties to negotiate, while providing flexibility by allowing additional clauses to be included.
