Quick access to land use and private property information with URA SPACE

Urban Redevelopment Authority (URA)’s new online portal - URA SPACE consolidates detailed land use and private property-related information into a one-stop platform presented on geospatial maps. The user-friendly platform allows you to search for and access the information on the go.

Not sure if a shophouse unit can be used as a yoga studio, or whether it can be used as a restaurant?

Use the “Allowable Use for Shophouses” function on the portal to check instantly the allowable and last approved use of private shophouse premises that your client intends to lease.

If your client wants to set up a yoga studio at a shophouse unit where approval was already granted, further planning permission from URA will not be required.

On the other hand, if your client wants to open a new restaurant at a location where new restaurants cannot be supported, the system will advise accordingly.

Your clients will be able to print a copy of the reply for record purposes or use it to obtain licences from other agencies.

You can also use the same online portal to find information on private property transactions with caveats lodged or options issued within the last 36 months.

CPF Board’s online calculator for use of CPF funds

Use CPF's online calculator to calculate the maximum amount of CPF that can be used to buy a property.

If your clients are buying a property with a remaining lease of between 30 to less than 60 years, your clients should take note of the maximum amount of CPF that they can use to buy the property.

Your clients can use their CPF to buy the property if the sum of their age and the remaining lease of the property is at least 80 years.

The maximum amount of CPF that can be used is capped at a percentage of the lower of the purchase price and the value of the property at the time of purchase. The percentage is computed based on the remaining lease of the property when the youngest eligible member using CPF reaches 55-years-old.

Use CPF’s online calculator to help your clients determine their eligibility and the maximum amount of CPF that they can use to buy a property with remaining lease of less than 60 years, but at least 30 years.
