Is my property agent for real?

When you are about to embark on a property transaction, one of the biggest and most important transactions in life, the usual concerns you would have are probably:

  • How can I get the best price for my property?
  • How long will the whole process take?
  • Is my property agent legitimate?

Chances are, the last point did not even cross your mind, and you just assumed that your agent is a registered one.

Actually, this should be one of the first things to check before you engage an agent to help buy, sell, or rent property!

So why should you, and how do you check that your property agent is the real deal?

Fact: All agents must be registered with CEA

The Council for Estate Agencies, or CEA, requires all property agents in Singapore to be registered with us through their respective property agencies. It is an offence for any individual to carry out estate agency work without a valid registration.

It is important that you engage a registered property agent. Unregistered ones may not be familiar with the laws and procedures surrounding property transactions. They could mishandle your transaction, resulting in delays or worse, heavy financial losses.

Fact: Anyone can check if a property agent is registered

All registered property agents have a unique CEA registration number e.g. R123456A. This must be displayed with their names on their estate agent cards that must be worn when they meet clients, and shown on advertisements that they put out.

When you have an agent’s CEA registration number, name, or mobile number, you can verify his details via the Public Register on the CEA website or CEA@SG mobile app (available for download on the Apple App Store and Google Play Store).

Fact: CEA’s Public Register has all the professional information about a property agent for easy fact-checking

The Public Register lists the following information so that you can tally with what the agent has provided:

  • Agent’s name
  • Agent’s photograph
  • CEA registration number
  • Registration period
  • Past disciplinary actions
  • Awards received
  • Estate agent that he/she belongs to
  • License number of the estate agent

Be a savvy consumer

Amid the 101 concerns on buying/selling a property, achieving peace of mind that your agent is a trustworthy professional is just as important. After all, he/she is handling a very big transaction for you!
